Big Sky Select owns and operates a Federal Courthouse (“Courthouse”) located on the banks of the Missouri River in downtown Great Falls, Montana. The Courthouse was constructed in 2007 and is subject to a long-term triple net lease.

Big Sky Select owns and operates a fully renovated 1914 train depot containing nearly 20,000 square feet of Class A commercial leased space. The Milwaukee Station also sits on the banks of the Missouri River in downtown Great Falls, Montana and is listed on the National Registry of Historic Places. The average historic tenancy of the commercial tenants in the Milwaukee Station exceeds 15 years.

Beginning in the spring of 2021, Big Sky Select will construct a 5-story residential apartment complex next to the Milwaukee Station on the banks of the Missouri river in Great Falls, Montana. The apartment complex will contain over 90,000 square feet of residential space and approximately 88 units. The structure will be surrounded on virtually all sides by parks and is adjacent to the River’s Edge Trail system which consists of almost 60 miles of recreational trails located on the banks of the Missouri River.

Also beginning in 2021, Big Sky Select intends to remodel and construct an estimated 11,500 square feet of additional commercial space which is intended to be leased to multiple counter service restaurants and associated bar with shared rooftop and main level seating overlooking the Missouri River. This entertainment space will be connected to the Milwaukee Apartments and provide tenants with on-site entertainment and dining amenities. 

Big Sky Select owns and operates a fully renovated 1917 historic building containing almost 19,000 square feet of Class A commercial space which is currently leased to a variety of governmental tenants. The Lee Forest building was last renovated in 2008 and is located in downtown Great Falls, Montana.

Big Sky Select owns and operates a partially renovated 1900 historic building located on Central Avenue in the heart of downtown Great Falls, Montana. The main floor of the Mighty Mo Building was fully renovated in 2013 and is occupied by the Mighty Mo Brewing Company. Northern Lofts: Beginning in November of 2019, Big Sky Select will renovate 15,000 square feet on the second and third floors of the historic Mighty Mo Building. The 18 residential over-commercial units will have an urban, exposed brick and beam feel with many immediately-available amenities.

Big Sky Select currently holds two additional commercial lots on which future projects are likely to be constructed. In addition, Big Sky Select holds an option to develop an additional medical office building in uptown Butte, Montana which, if constructed, would constitute a future phase of development for Big Sky Select that is anticipated to be funded by subsequent equity offerings.
